The original project was an interior build out of an existing building that once served as a location for a large branch bank and offices. The building is located on Route 46 East in Kenvil, NJ just minutes away from Lake Hopatcong, NJ a very popular spring through fall destination.
The original conversion of the bank into an IHOP restaurant took place in 2003. It contained 2,400 SF of alterations that included major interior and exterior modifications to the free-standing building. A second phase addition to the main building adding 500 SF of dining and service area was completed fall of 2016.
The original building underwent a full Architectural and Engineering build-out including intense Planning Board presentations in order to comply not only with local ordinances but franchise requirements put forth by IHOP including its iconic entry tower. The addition needed to blend aesthetically with the original building and allow for proper flow from the existing restaurant.
